How long does a traditional sale take?

Plan on roughly 30 to 45 days from accepted offer to close, plus the time it takes to prepare and market before that. The honest timeline comes from current days-on-market data for your neighborhood and price point.

Do I need to be out of the house for showings?

Virtually always, yes. Sellers who leave make it easier for buyers to picture living there, and buyers who can picture living there offer higher. We build a showing plan that respects your schedule.

What is a seller concession?

A credit you give the buyer, often toward closing costs or repairs, written into the contract. Concessions are a negotiation tool, and every dollar of them comes out of your net, so we use them deliberately, not reflexively.

Should I pick the highest offer?

Not automatically. Price, financing strength, contingencies and timeline all matter, and the highest number can be the riskiest package. I evaluate every offer against your Walk-Away Number and your timeline, in writing, so you can compare honestly.
