How to compare real estate agents in Las Vegas
Choosing an agent in Las Vegas comes down to a handful of things that actually predict how your transaction will go: experience, genuine local market knowledge, communication, valuation expertise, negotiation skill, verifiable reviews and the judgment to tell you the truth. This page walks through each one in plain English, so you can compare agents in Las Vegas, Summerlin and Henderson with a clear checklist instead of a gut feeling.

Eight things worth comparing
You are not looking for the agent with the biggest sign or the loudest marketing. You are looking for the person who will price your home honestly, negotiate intelligently and communicate clearly from the first call to the closing table.
Experience, and what it was spent on
Years in the business matter less than what those years were spent doing. I have more than 36 years in real estate, and early in my career I worked as a licensed residential appraiser. That means I have priced, negotiated and closed homes through different markets, for buyers and sellers, from first moves to final moves.
Local market knowledge that is specific, not generic
Las Vegas is not one market. Summerlin, Henderson, Sun City Summerlin, the 55+ communities, new construction, luxury homes and high-rise condos each behave differently. Ask an agent what they actually know about the community you are considering, not just the valley in general.
Communication and responsiveness
A transaction runs on questions, and most of them come at inconvenient times. Notice how quickly an agent responds before you hire them, and whether they explain things in plain English. That is exactly how they will communicate during your transaction.
Valuation expertise that explains the evidence
Any agent can quote a number. The question is whether they can show you the comparable sales, condition, location and market behavior behind it. An agent who explains what the market evidence actually shows is pricing from evidence, not from whatever number wins the listing.
Negotiation skill that shows up in the terms
Negotiation is about more than the final price. It is how inspection findings, appraisal gaps, multiple offers, closing costs and timelines get handled. Ask how an agent approaches those situations before they happen.
Verifiable client reviews
I have more than 100 5-star reviews, and I will point you to them, or you can read them yourself on Zillow and Realtor.com. Look for reviews from people in a situation similar to yours, and read what clients say about communication, follow-through and honesty.
Smart use of technology
I am a Certified AI Agent, which means I use modern tools for property research, marketing, communication and follow-up. Technology makes me faster and sharper, but it supports decades of experience rather than replacing it.
An agent who educates instead of pressures
The best agents will tell you when buying or selling may not be your best move. My approach is educate first, sell second. I would rather lose a transaction than give advice I do not believe is in your best interest.
The question that separates good agents from great ones
Ask any agent you interview this: "Walk me through how you would price my home." A strong answer shows you the comparable sales, explains what makes each one truly comparable, and talks about condition, location and market behavior. A weak answer quotes a number designed to make you happy.
I spent more than 15 years of my career as a licensed residential appraiser, and I no longer actively appraise. That background permanently changed how I look at property: I examine what the market evidence actually shows, even when the answer is not what someone hoped to hear. That is the difference between pricing a home and guessing at a price.
My job is to educate you so you can make an informed decision. Sometimes the best real estate advice I can give you is not to buy or sell at all.
Questions people ask before the call
How much experience should a Las Vegas agent have?
There is no magic number, but experience across different markets matters. I have more than 36 years in real estate, including time as a licensed residential appraiser early in my career, so I have priced and negotiated homes through many different conditions.
Should I choose an agent who specializes in Summerlin or Henderson?
If you know the community you want, an agent with real knowledge of that specific area is a genuine advantage. Summerlin villages, Henderson communities and 55+ neighborhoods each have their own pricing, HOAs and lifestyle differences.
How important are online reviews when comparing agents?
Very important, especially when they are specific. I have more than 100 5-star reviews, and the most useful ones describe communication, honesty and follow-through, not just a happy ending.
What should I ask an agent about pricing before I hire them?
Ask them to walk you through the comparable sales behind their number. An agent who explains what the market evidence shows is pricing from evidence. An agent who only quotes a number may be telling you what you want to hear.
Is it better to work with a team or one agent directly?
That depends on what you value. Teams can offer more coverage, but you may work with several people. My business is built around direct access to me, with decades of personal experience behind every answer.
How do I know whether an agent really understands property values?
Ask how they select comparable sales and what they do when the evidence does not support the price. My background as a former licensed residential appraiser gives me a deeper understanding of how comparable sales, property condition, location and market evidence influence value. Although I no longer perform appraisals, that analytical mindset remains an important part of how I represent buyers and sellers.
