Closing is where a purchase actually becomes yours, and it is also where costs and paperwork pile up. This page walks through escrow, title, the closing disclosure and the exact costs you will see on the final statement.

01 · Escrow

What escrow does

Escrow is the neutral middle ground. The escrow officer holds the earnest money, coordinates the paperwork, collects the funds and makes sure both sides fulfill their contract before ownership transfers.

In Las Vegas your escrow team is a file, an officer and a calendar. I have worked with the valley's best escrow offices for decades and will connect you with one that communicates.

02 · Proof of ownership

Title: proving the home can be sold

The title company searches public records to confirm the seller actually owns the property and that there are no liens, easements or disputes that would block the sale. That search becomes the title commitment, and you buy title insurance to protect your ownership against anything the search missed.

A clean title report is the quiet backbone of every smooth closing. I read them carefully, on purpose, before you sign.

03 · The costs

The costs on the closing statement

Buyer closing costs typically include the lender's fees, appraisal, title insurance, escrow fees, recording fees, prepaid property taxes and homeowners insurance, plus any HOA transfer or proration costs. Nevada-specific charges vary by transaction.

You get a Closing Disclosure at least three business days before closing. We go through it line by line so the final numbers match the numbers we promised, and I flag anything that changed.

04 · The timeline

The closing timeline

A financed purchase typically closes 30 to 45 days after acceptance. The last week is a relay: final loan approval, the appraisal clearing, the title commitment satisfying, the final walkthrough, and the docs.

The final walkthrough is your last look: confirm the home is in the agreed condition, repairs are done and nothing of yours is missing. If anything is off, we handle it before the keys, not after.

05 · What to bring

What to bring to the closing table

A government-issued photo ID, your final numbers wired or in certified funds as escrow instructs, and your questions, because there are no dumb ones at the closing table.

When the last page is signed and the keys are in your hand is when the whole process suddenly makes sense. That is the part I do not get tired of.

How much should I budget for closing costs in Las Vegas?

A common planning range is roughly 2% to 5% of the purchase price for a financed buyer, depending on loan, taxes and prepaids. Your lender's Loan Estimate gives the real number early, and I review it with you.

Can I use a credit card for closing costs?

No, lender funds and your own wired or certified funds are the norm. Escrow gives you exact wiring instructions, and I warn every client about wire fraud: verify instructions by phone with escrow before sending anything.

Do I get keys the same day as closing?

In most Las Vegas closings, possession happens at or shortly after recording, per the contract. If the seller needs extra days, that is negotiated up front as a rent-back or extended possession, not discovered at the table.

What is your job on closing day?

To be in the room (or on the call) with you: confirming the numbers match, the contingencies are satisfied and nothing slipped through. You focus on the signature; I focus on the details.
