Seller Guide · FAQ

These are the questions sellers bring me most often, answered the way I would answer them across the table. If yours is missing, ask, because the first conversation is free and it is the most useful one you will have.

01 · What

What is my home really worth?

The honest answer comes from a comparable analysis built appraiser-style: recent sold, pending and active data adjusted for condition, upgrades, view and location, then weighed against what buyers are doing right now.

Online estimates are automated guesses from public records. I come inside, look at the actual home, and show you the reasoning behind the number, not just the number.

02 · What

What will I actually walk away with?

Your home may be worth $700,000, but that is not what you get. What you get is the sale price minus payoff, commission, closing costs, concessions and prorations, and I model that across conservative, realistic and strong scenarios before you list.

That Walk-Away Number turns every selling decision into math you can act on.

03 · Should

Should I sell now or wait?

It depends on your number, your timeline and current supply, demand and rate conditions in your neighborhood, not on a headline. I model both paths with real data so 'now or later' stops being anxiety and starts being a decision.

Waiting has a cost too, and it is not just time: rates, maintenance and market shifts all live inside that choice.

04 · Should

Should I remodel before selling?

Only the improvements with a proven return in your neighborhood and price range. I tell you which those are before you spend a dollar, and sometimes the honest answer is to sell as-is at the right price with the right strategy.

A kitchen renovation you do not recoup is a gift to the buyer. My job is to keep that money in your pocket.

Questions before the call

Is a cash offer better than a financed one?

Cash offers carry certainty and speed; financed offers can carry a higher price. We compare the full package against your Walk-Away Number and your timeline, because 'better' depends on your goals, not the headlines.

How much does it cost to sell a home in Las Vegas?

Commission, closing costs, title, escrow, concessions and prorations vary by price and negotiation. Your Walk-Away Number worksheet shows every line so there are no surprises at the table.

Do I need to be home for showings?

No, and buyers offer more freely when they can picture the home as theirs. We build a showing plan around your schedule, including whenever that means the house shows best.

What happens if the buyer's appraisal comes in low?

We renegotiate from the evidence, adjust the price or credits, or in rare cases walk. A low appraisal protects the buyer's lender; our job is making sure the deal still makes sense for you.
