The price is the headline, but the terms decide the deal. This page explains how offers work in Las Vegas, which terms actually matter to sellers, and how we build an offer from evidence instead of emotion.

01 · The contract

What an offer actually is

An offer is a written contract package: price, earnest money deposit, financing and appraisal contingencies, inspection rights, closing timeline, and any seller concessions. In Las Vegas these get negotiated through the Nevada purchase agreement and its addenda.

I draft, review and explain every line with you before anything goes to the seller, so you sign knowing exactly what you committed to.

02 · The price

Pricing the offer from the evidence

With my appraisal background, I price offers the way an appraiser would: against comparable closed sales adjusted for condition, location, view and upgrades, plus current competition for the property.

Sometimes the evidence says list price is fair. Sometimes it says the home is overpriced and the walkaway threshold is lower than the seller hopes. Either way, we go in with a number we can defend, and that is what wins the negotiation.

03 · The terms

The terms sellers actually care about

Certainty and speed. A clean financing picture, a reasonable inspection period, flexible closing timing and a respectable earnest money deposit often beat a slightly higher price that carries risk.

I tell you which terms have leverage in this market and which concessions are worth trading for the price you want. It changes constantly, which is why the strategy meeting happens before the offer.

04 · The counter

Counteroffers and multiple offers

Expect a counteroffer or a competing-offer situation in a healthy market. We decide in advance how high you will go, which terms you will protect and when you will walk. Discipline during the counter is where buyers either protect their money or lose it.

If there are multiple offers, we look at the full field: who the seller is, why they are selling, and what package actually wins for them, not just the biggest number.

05 · The clock

After acceptance

Once the offer is accepted, the clock starts: earnest money deposit timing, inspections, appraisal, loan commitment and closing. I manage the calendar so no deadline passes unnoticed.

Inspections and appraisals can reopen the negotiation. When they do, we come back to the evidence and protect your position, whether that means credits, repairs or walking away.

Questions before the call

How much earnest money is normal in Las Vegas?

It varies with price and market heat, commonly roughly 1% to 3% of the purchase price, held in escrow. More earnest money signals serious intent; the exact number becomes part of the offer strategy.

Can I make an offer without a pre-approval?

You can, but sellers in most markets will not take it seriously. A pre-approval letter accompanying the offer is the difference between considered and dismissed.

What happens if the inspection finds problems?

You get an itemized report, we decide what matters, and we request repairs, credits or a price adjustment from the evidence. If the seller refuses and the issue is material, walking away may be the right call.

What is an escalation clause?

A clause that automatically raises your offer up to a ceiling in response to competing offers. It can be useful in hot markets, but it has risks, so I only use it when it genuinely fits the situation and the seller's process.
