Moving From California to Las Vegas: What You Need to Know

Moving From California to Las Vegas: What You Need to Know

People move to Las Vegas from California for many reasons and then discover the hard part is not finding a house, it is choosing a community. Here is how to plan the move.

Why people make the move

The reasons I hear most: dramatically more house for the money, no state income tax in Nevada, sunshine and outdoors within minutes, and a lower overall cost of living. California equity often buys a Las Vegas home outright or with a much smaller loan.

The move is not for everyone, and I am not here to talk anyone into it. But if the numbers and the lifestyle line up for you, it is worth planning properly.

The hard part is choosing a community

Here is what surprises most California buyers: finding a house is not the hard part. There is plenty of inventory across the valley. The hard part is choosing a community, because Las Vegas real estate is not one-size-fits-all.

Summerlin offers master-planned living with villages, golf and mountain views. Henderson brings Green Valley, Anthem and the 55+ communities. The northwest has Sun City Summerlin and newer master plans near Red Rock Canyon. The flip side of all that choice is that a wrong neighborhood guess is expensive, so we compare communities by lifestyle before we ever talk house.

What to do before you fly in

Get pre-approved by a lender who works Nevada loans, so you know your real budget before you see anything. Write down the three things a community must have, and the three you will not compromise on. And decide early whether this is a retirement, a relocation or a second-home situation, because the criteria differ.

Then plan a research trip with structure. I send clients a set of homes, but I also plan a viewing day through the neighborhoods those homes sit in, because you buy the neighborhood every bit as much as the house.

What the process looks like from here

One client who made the move from California, Pam B., describes it this way: I first sent homes to review, then carefully planned the day to see the ones she wanted, then guided her step by step through offers, inspectors, the appraiser, escrow and, as she puts it, 'all her nervous phone calls.' The move is a project, and a good agent runs the project so you can focus on the life change.

Start the conversation

Whether you are two years out or two weeks out, the planning starts the same way: a conversation about what you are trying to create. Tell me where you are coming from, roughly what you are working with and what the next chapter is supposed to look like, and I will show you which corners of the valley fit.
