Comparing Las Vegas 55+ Communities: Look Beyond the Floor Plan

Choosing a 55+ community is about amenities, activities and people, not just bedrooms and baths. Here is how to compare Las Vegas active-adult communities like a local.

Why I care about this more than most agents

I live in a 55+ community myself, so I am not describing these places from a brochure. I know what the Friday night dinners sound like, what the pickleball calendar looks like and why residents plant themselves at the table nearest the kitchen for breakfast.

Choosing an active-adult community is about much more than buying a house. It is about choosing the people around you, the activities in front of you and the chapter of life you are stepping into. That is why my community comparisons start with lifestyle.

The major players in Las Vegas and Henderson

The big names: Sun City Summerlin in the Northwest, Sun City Anthem and Sun City MacDonald Ranch in Henderson, Siena, Trilogy and Del Webb's Lake Las Vegas community, Heritage at Cadence, and built-in 55+ sections within larger master-planned communities.

Sun City Summerlin, the valley's largest active-adult community built by Del Webb beginning in 1989, spans roughly 7,700+ homes and more than 14,000 residents with three 18-hole golf courses (Highland Falls, Eagle Crest and Palm Valley) and four recreation centers. It is a town inside a neighborhood, and it changes how you think about 'downsizing.'

What to actually compare

Compare golf and amenities: how many courses, what kind, public or private, and what the monthly cost is. Compare the rec centers and what they offer: pools, fitness, classes, clubs and how easy it is to get involved. Compare the social calendar: some communities run so many activities the hardest part is choosing.

Compare HOA structures too, because they vary widely by community, phase and home type. Fees and assessments are specific to the property, so I pull the current numbers on whatever you are considering rather than guessing from averages.

And compare location: proximity to family, medical care, the airport, Red Rock Canyon and the rest of the valley matters more in an active-adult community than anywhere else, because your days happen close to home.

The 'who is it for' test

Every community has a personality. Some are golf-first and quiet. Some are clubhouse-social with a packed calendar. Some lean arts and travel. Some are low-key and private. None are wrong, but one of them is wrong for you.

I have walked clients through all of them. I ask the questions that divide communities: who will you spend Tuesday mornings with, where do you want to be on a Sunday afternoon, and how much home do you really want to maintain?

Go visit with a plan

My advice to out-of-towners: block two days, visit three or four communities, eat lunch in each clubhouse and talk to residents, not just salespeople. Residents will tell you the real culture in five minutes.

Tell me which communities made your short list and I will set up the visit, bring the comparables for each phase and take you through the finance side so you know what each true cost looks like. Comparing correctly the first time is worth a lot more than a strategic second move.
